2. Land Transactions and Brokerage
Role of Bhumin: Bhumin acts as a transparent facilitator and consultant to connect prospective buyers with verified sellers.
User Responsibility: While we conduct initial checks, it is the sole responsibility of the buyer to independently verify all property documents, title deeds, land use permissions, and encumbrances before making any financial commitments or finalizing a transaction.
Liability: Bhumin is not liable for any post-sale disputes, hidden legal claims, or financial discrepancies between the buyer and the seller.
3. Organic Farming and Land Management
Our farming and land management strategies are based on modern agricultural standards and organic best practices.
Because agriculture is heavily dependent on natural factors (weather, soil adaptability, water availability) and market fluctuations, Bhumin does not guarantee specific crop yields, fixed financial returns, or exact profit margins.
4. Surveying, Plotting, and Fencing
Land surveying, leveling, and plotting are conducted in accordance with standard practices and available government records.
Fencing and boundary services are executed based on the measurements agreed upon by the property owner. Bhumin is not responsible for boundary disputes with neighboring landowners that arise after the physical work is completed.
5. Legal and Registry Assistance
Our legal assistance service is designed to help clients navigate the paperwork, registry, Khatauni (record of rights), and mutation (Dakhil-Kharij) processes.
We provide procedural guidance, but this does not substitute for independent legal counsel from a registered advocate. Final approval of all land documents remains at the discretion of the respective government authorities.
6. User Obligations
Users must provide 100% accurate and truthful information regarding property ownership, dimensions, and legal status when listing land on bhumin.in.
Any fraudulent listings, unauthorized use of someone else’s property details, or misrepresentation will result in immediate removal from the platform and potential legal action.
7. Financial Transactions and Fees
Service charges, consulting fees, or brokerage commissions will be clearly communicated and agreed upon before the commencement of any service.
All payments must be made through authorized official channels. Bhumin is not responsible for cash transactions made to unauthorized individuals.
8. Amendments to Terms
Bhumin reserves the right to modify, update, or change these Terms and Conditions at any time. Any changes will be updated directly on this page, and continued use of the website constitutes acceptance of the new terms.
9. Governing Law and Jurisdiction
These terms are governed by the laws of India. Any disputes arising from the use of Bhumin’s platform or services shall be subject to the exclusive jurisdiction of the courts located in Uttar Pradesh.

2. ज़मीन का लेनदेन और ब्रोकरेज
भूमिन की भूमिका: भूमिन संभावित खरीदारों को सत्यापित विक्रेताओं से जोड़ने के लिए एक पारदर्शी मंच और सलाहकार के रूप में कार्य करता है।
उपयोगकर्ता की ज़िम्मेदारी: हालाँकि हम अपनी तरफ से बुनियादी जाँच करते हैं, लेकिन कोई भी वित्तीय लेन-देन या सौदा पक्का करने से पहले संपत्ति के सभी दस्तावेज़ों, खतौनी और कानूनी दावों की स्वतंत्र रूप से जाँच करना पूरी तरह से खरीदार की ज़िम्मेदारी है।
जवाबदेही: भूमिन बिक्री के बाद के किसी भी विवाद, संपत्ति पर छिपे हुए कानूनी दावों या खरीदार और विक्रेता के बीच वित्तीय मतभेदों के लिए ज़िम्मेदार नहीं है।
3. ऑर्गेनिक फार्मिंग और लैंड मैनेजमेंट
हमारी फार्मिंग और लैंड मैनेजमेंट रणनीतियाँ आधुनिक कृषि मानकों और जैविक (Organic) पद्धतियों पर आधारित हैं।
क्योंकि कृषि पूरी तरह से प्राकृतिक कारकों (जैसे मौसम, मिट्टी की स्थिति और पानी की उपलब्धता) और बाज़ार के उतार-चढ़ाव पर निर्भर करती है, इसलिए भूमिन किसी निश्चित फसल की उपज, तय मुनाफे या सटीक वित्तीय रिटर्न की गारंटी नहीं देता है।
4. पैमाइश, प्लॉटिंग और बाउंड्री
ज़मीन की नाप-जोख, समतलीकरण (Leveling) और प्लॉटिंग मानक प्रक्रियाओं और उपलब्ध सरकारी रिकॉर्ड के अनुसार की जाती है।
फेंसिंग (तारबाड़) का काम संपत्ति के मालिक द्वारा तय की गई और बताई गई नाप के आधार पर किया जाता है। काम पूरा होने के बाद पड़ोसियों या किसी अन्य के साथ होने वाले किसी भी सीमा विवाद के लिए भूमिन ज़िम्मेदार नहीं होगा।
5. कानूनी सहायता और रजिस्ट्री
हमारी कानूनी सहायता सेवा ग्राहकों को कागज़ी कार्रवाई, रजिस्ट्री, खतौनी और दाखिल-खारिज (Mutation) जैसी प्रक्रियाओं में मदद करने के लिए डिज़ाइन की गई है।
हम केवल प्रक्रियात्मक मार्गदर्शन प्रदान करते हैं, यह किसी पंजीकृत वकील (Advocate) की कानूनी सलाह का विकल्प नहीं है। सभी ज़मीनी दस्तावेज़ों की अंतिम मंज़ूरी संबंधित सरकारी अधिकारियों के अधिकार क्षेत्र में ही रहती है।
6. उपयोगकर्ता के दायित्व
bhumin.in पर अपनी ज़मीन को सूचीबद्ध करते समय उपयोगकर्ताओं को संपत्ति के मालिकाना हक, आकार (Dimensions) और कानूनी स्थिति के बारे में 100% सटीक और सच्ची जानकारी देनी होगी।
किसी भी तरह की भ्रामक जानकारी, धोखाधड़ी, या किसी और की संपत्ति को अपना बताने पर यूज़र को तुरंत प्लेटफॉर्म से हटा दिया जाएगा और कानूनी कार्रवाई भी की जा सकती है।
7. वित्तीय लेनदेन और शुल्क
किसी भी सेवा को शुरू करने से पहले हमारे सर्विस चार्ज, कंसल्टिंग फीस या ब्रोकरेज कमीशन के बारे में आपको स्पष्ट रूप से सूचित किया जाएगा।
सभी भुगतान अधिकृत और आधिकारिक माध्यमों से ही किए जाने चाहिए। किसी अनधिकृत व्यक्ति को किए गए नकद भुगतान (Cash Transactions) के लिए भूमिन ज़िम्मेदार नहीं होगा।
8. शर्तों में संशोधन
भूमिन किसी भी समय इन नियमों और शर्तों को बदलने, अपडेट करने या संशोधित करने का अधिकार सुरक्षित रखता है। कोई भी बदलाव सीधे इसी पेज पर अपडेट किया जाएगा।
9. लागू कानून और अधिकार क्षेत्र
ये शर्तें भारत के कानूनों द्वारा शासित हैं। भूमिन के प्लेटफॉर्म या सेवाओं के उपयोग से उत्पन्न होने वाले किसी भी विवाद की स्थिति में, इसका न्यायक्षेत्र केवल उत्तर प्रदेश के न्यायालयों के अधीन होगा।
